The Alan Boswell Landlord Building Insurance experts have compiled the best tips to avoid fires over the festive season:

Firstly, be careful with open flames. Candles may be aesthetically pleasing, but ensure all open flames are out of reach of children and pets and placed on fireproof materials. Battery-powered candles around the home are a safer alternative.

Secondly, keep the Christmas tree watered. For people set on a real tree, trim the trunk as you would with fresh flowers and place it in a bucket of water when you first purchase it. Remember to check its water levels.

Thirdly, keep the home tidy by resiting over-cluttering the mantelpiece with Christmas decorations. Never run cables underneath flammable items such as rugs or carpets.

Fourthly, avoid cooking in baggy and flammable clothing like that Christmas sweater.

Finally, double check everything is turned off when not in use, like cooking utensils and Christmas lights.
